Our business is built upon offering good value to holiday makers in quality accommodation - we get many comments that our properties are ‘better than the photos’ or ‘far far better than other so called luxury cottages’.
We offer guests a very personalised service, keeping in touch with them at all stages in their holiday to make sure they get everything they need. It seems to work for us. We have had very positive comments from our guests which are now generating repeat and recommendation-based business for us. We are getting more requests for accommodation than we have available – we could have filled our cottages five times over this summer!
Therefore, we are currently looking to take on a small number of cottages on an agency basis. But we’d want those properties to complement ours and deliver the same level of service to the guests. We would want to be able to say honestly that we recommend the cottage rather than just promote it. We would offer the owner of a cottage, where we acted as the agent, the same personalised service as we offer to our guests, for example:
1. Know the cottage very well so you can discuss the features or any concerns with potential guests positively;
2. Promote the cottage on our web site equally with our own. We use the web as our prime form of advertising – for example, our regular Google advert averages 4th on the list for a search on ‘cottages peak district’;
3. Be available to talk to guests from first thing in the morning through till late evening – people look for holidays in the evening we find, when other agencies have closed for the day – seven days a week;
4. Manage the whole booking process on your behalf.
5. Communicate with the guest at all stages of the booking process and give them plenty of relevant information about the property and the area to help them plan their holiday;
6. Provide you with management information on all enquiries made during the month, number of ‘hits’ on the web for the property, etc.
If you live outside the area, we can also provide you with management services to ensure guests are looked after during their stay and deal with any emergencies that may occur on your behalf. We have contacts with reliable local tradesmen, plumbers, electricians, heating engineers, decorators, etc.
Our agency contract differs from those you would typically see offered:
1. We don't ask for up-front fees to register you;
2. We don't ask for a long term commitment – if we aren’t delivering, you should have the right to market the property elsewhere;
3. The guests are yours – if they choose to make a return visit by contacting you directly and not through us we would not ask for a repeat commission as some agencies do;
4. Our commission rates are some of the most attractive in the industry. We deduct the proportionate commission at each payment stage (not all up-front as some agencies do);
5. We pay over monies collected at the end of each month.
After our initial visit and consultation we will prepare a report suggesting pricing for your property and the projected number of weeks that we think we will be able to achieve, which in turn will produce a net income figure. Once we have jointly discussed our proposals, and you are content to work with us, a contract will be signed between us. We will then prepare and agree with you the detailed copy and photographs for our web site - then we will start marketing the property and take bookings.
